Whats NOT Included

This house plan includes the following details:
 

  • Main Floor Plan

  • Upper Floor plan (if required)

  • Basement Floor Plan (if required)

  • Architectural Roof Plan showing roof slopes. 

  • Suggested electrical layout for each floor (it is suggested as the homeowner may want to make some modifications.The electrical subcontractor will be able to provide guidance on any suggested change

  • Four (4) elevations (front, right side, left side & rear)

  • Two (2) Building Sections

  • Typical Wall Section

  • Typical Construction Details & Notes

 

The following items are NOT included:

 

  • Site Plan (showing how the building is situated on your site). The purchaser or their designate is responsible to ensure that the home is situated to meet all municipal/county by-law requirements (maximum building height, setbacks, site coverage, etc.)

  • ALL Structural Design including, but not limited too: roof & floor framing, structural wall framing, structural beam design and foundation design. All structural design requires either engineer review, modification and approval (sealed drawings and any other documentation required by the approving authority) or design by supplier with letter of compliance.

  • HVAC (heating, ventilation, air conditioning) and plumbing drawings. This is something that the mechanical contractor will determine.

  • Any Architect or Engineering Seals/Stamps

  • Any supplier reviews including letter of compliance

  • All structural & civil engineering design and associated reviews during construction.

  • Energy Calculations

  • Detailed Work Drawings  (Structure/Framing, Sewage, Water, HVAC, Electricity, Ducting)

  • Development and/or Building permit paperwork.
