Steps to Take Before Purchasing a Home Plan
STEP 1. Before purchasing a Plan from Five 28 Group Inc, it is important to have acquired or selected your property.
STEP 2. We suggest that you obtain the following information from the municipal/county Planning & Building department before selecting your plan.

Types of buildings allowed to be constructed on your site (single family home, multi-family, etc.);

Building setback requirements (front, back and side yard setbacks) from the property line;

Maximum building height allowed;

Maximum site coverage - the percentage of the site that can be covered by the home and garage (if constructing one);

Understanding if there are any other restrictions that may impact building on your site;

Allowable roof pitches/slopes, limits on exterior materials or any other constraints
Note: If you are planning to build in a community with architectural controls it is important to understand those as they would typically be in addition to the requirements identified by the Planning & Building department.
Once you have selected a property you can apply the information gathered in this step to allow you to understand the constraints of building on your site.
When talking with the Planning & Building department in your municipality/county you should confirm what sort of permits will be required including the necessary information to make the permit application.
STEP 3. Analyze and identify your needs, wants, likes and dislikes.

Determine the type of home you would like: bungalow, 2 storey, 3-storey, etc.

How many occupants will there be and what are their lifestyles? Are you a single person, a couple, a family with younger or older children, or do have extended family living with you (a generational household).

Do you need any equipment or rooms that have particular functions? Some examples include; a media room, home office, playroom, extra bedroom for blended families, a main floor master bedroom (especially for people who want to age in place), an in-law suite, or other types of spaces.

What rooms are most important to your lifestyle (for most people, a big kitchen that opens to a great room allows for the informal living and entertaining.

What is the budget for building your house?
When combined with the information gathered in step 2, this information will also assist you in finding a plan that best meets your needs.
STEP 4. Now that you have a site, have identified the constraints to building on that site and developed an understanding of what you need and want for your home, it is time to consider how the home can be situated/placed on the site. It is important to consider how best to locate the home on your site to take advantage of views, sunlight, privacy (especially for a city lot), vehicle access, etc.
STEP 5. We recognize that there a lot to consider when finding the right home plan for your requirements and lot. The information you have gathered (in steps 1 through 4) will assist you in finding just the right home. If you do not find the ideal plan from our collection of designs, we can design a plan exclusively for you or simply make a few modifications to an existing plan from our collection.
